Residence, 11 Lincoln Street is a good representative example of Victorian Georgian architectural style that is a part of the development on the east side of the Avon River, and in the proximity of Newcastle Street in particular. It makes a contribution to the historical townscape of York.
There is a minimal setback from the front boundary to the single storey residence. The simple hipped roof is separate from the skillion veranda roof supported by square timber posts across the front veranda. The rough brick walls have been painted. The front is symmetrical. Rate books record Matthew Ryan, farmer as the owner of 3 corner lots in 1910 through to 1913.
