Category Description
Municipal Inventory Adopted 24 Feb 1998 Classification 3

Classification 3

Sites have heritage significance, though it is likely that these places will or have experienced development pressure. Owners of properties are encouraged to retain and conserve their property wherever possible, although demolition would be supported where there is limited opportunity to retain the existing buildings.

Local Heritage Survey Adopted 25 Feb 2020 Classification 4

Classification 4

These sites have some importance, however they are not essential and their retention is not considered to be necessary. These places are included on the Municipal Inventory for historical recording purposes.

Statement of Significance

The place is representative of early development within Bayswater and makes a positive contribution to the streetscape. The place is indicative of the speculative building that occurred within Bayswater in its early stages of development.

Physical Description

Timer frame jarrah weatherboard clad cottage with corrugated iron gable roof and decorated gable return to the front street. The small front verandah has a separate lean to roof supported on full height wooden posts with carved wooden brackets and a decorative frieze around the edge. The small awning over the pair of windows to the front gable also has the same decorative frieze of patterned holes.

The windows are double hung wooden sashes and the panelled front door has top and side lights.

Approval was granted in late 2004 for a two storey addition to the dwelling, which has been completed. Refer to new photo.

History

This property, along with Lot 25 was owned by A.A. West, master plumber and Roads Board Chairman. Like a number of other local people of means, he bought up a number of properties in newly subdivided land during the early years of the century. He never lived in Hill Street himself, but quite probably built a rental or speculative house on the property. The occupier of the time (around c.1907) can not be specifically identified.
