The place is significant for the considerable presence it demonstrates in the streetscape and townscape of Yealering. The architecture is representative of its period, and the only two storey building in the Shire of Wickepin until recent times. The place demonstrates significant associations.
The hotel is a double storey brick construction with a corrugated iron roof. The bricks were made locally at Yealering. Situated on the comer of Roberts Street, the "frontage" addresses Roberts and Dalton Streets, with a considerably longer frontage on the Dalton Street facade. That facade also features a central brick and render pediment parapet with the words Commercial Hotel embossed in the render. The two street frontages have a verandah around the first floor which in turn forms a verandah at the street level. The corner is truncated, with the main bar entry on the comer. The upstairs balustrading has been removed, and replaced with a chain mesh and pipe frame "fence". A double storey brick extension has been constructed at the rear of the hotel in c??
Even before train transport was available, Lake Yealering was an attraction for picnics, recreation and social gatherings. With the advent of the rail transport, the annual Boxing Day picnic and Railway picnics at Lake Yealering were events that attracted people from all around the district to Yealering. No doubt this played a part in the establishment of the two storey hotel as late as the mid twenties. Opened on the Christmas Eve of the year of 1924 or 25, it has provided accommodation for many workers in the area, and travellers. The local community have used the place for meetings. Bridge and euchre parties at the hotel raised money for the Red Cross during the war. Dr Hocking from Wickepin visited Yealering and held her consultations in the hotel. A dentist also had "consulting" rooms at the hotel at various times, one of them being Mr lesley Dyson. In 1988 Barron Films included a number of local people during the filming of a bar scene in the hotel during the making of the film "A Waltz through the Hills".
