York House is significant in that it is an example of an early stationmaster's house, although several alterations and modifications have been conducted.
The house is a single storey brick dwelling with corrugated zincalume roof. Bull-nosed verandah on turned posts with post brackets. Double-hung sash windows with a sun hood over the gabled bay. The front, four-panel door has a hopper light over it and sidelights. Various alterations have occurred: the laundry and bathroom have been modernised, a toilet added (c 1950s), floorboards have been removed and replaced with a sun hood over the gabled bay. The carport detracts from the house.
The original owner, Mr Cullens, who was one of the first stationmasters at Katanning, built York House in 1910. Its name is derived from the town of York, where Cullens had come from.
