The house has a thrust bay and a corner verandah and is tuck pointed to the dado, which has a rough cast rendered upper wall. The roof and sun hoods have tiled roofs with chimneys with intact chimney pots. The verandah has masonry piers and a scalloped balustrade.
A modest scale residence with high aesthetic value that contributes to the streetscape.

Eight purpose designed flats with a rendered facade facing Guildford Road. It has small verandah lead lighting and sun hoods over important windows. It has two storey brick walls, a smooth render finish and a timber framed tiled roof.
An imposing large scale multi-residence structure with high aesthetic values that contribute to the streetscape. It is amongst one of the few early apartment buildings of the period in the district and rare on the south side of the railway.

A hip roof house with a heavy arch leading onto the verandah. The verandah extends round two sides of the house and is supported on concrete stanchions. The windows are lead lighted and are double hung sashes set in groups of three. It has stucco and face brickwork and a timber framed tiled roof.

The place has significance as one of the first dedicated chicken hatcheries in Perth. It has an association with Peter Albany Bell and the Bell family, who were influential members of the community. It is unusual as agricultural buildings were generally not designed by architects - this building was designed by Powell, Cameron & Chisholm, notable architects within the region. It is representative of the Inter-War functionalist architectural style.
The majority of this building has been demolished with only the front façade remaining. Development approval for a multi-unit development was granted in 2005 with the retention of the façade wall as part of the development. The place was a well proportioned and executed example of the Inter-War Functionalist Style applied to an industrial building. The building was built in face and rendered brickwork. Under floor exposed external walls were in rustic limestone block. Brick piers were expressed in the front facade and side elevations giving structural support to the building walls. The entry porch is covered by a curved, counter levered, two tired concrete canopy and flanked by a brick squat corner tower element with rendered brick banded parapets to each side, giving the otherwise domestic character of the building a monumental effect. Other aspects of the building sides and rear exhibit typical domestic construction forms, with a pitched tile roof and overhanging eaves. Although original painted timber double hung windows are located at the side and rear of the building, what would have been timber windows at the street facade have been replaced with anodised aluminium sliding windows. The large Moreton Bay Fig Tree to the west of the building is a landmark and contributes to the streetscape.
The place was the premises of one of the first dedicated chicken hatcheries in Perth. It was established by the Bell family. Peter Albany Bell, father of Albany Matson Bell who established the chicken hatchery, was an important manufacturer and philanthropist in the early years of the twentieth century. Prior to subdivision, the hatchery was part of Peter Albany Bell's estate, comprising the 'Castle' building, completed in 1914 and developed on garden principles. Albany Bell Hatchery (fmr) was designed by architects Powell, Cameron and Chisholm and is an unusual example of an architect designed hatchery at a time when most buildings associated with the agricultural industry were accommodated in vernacular structures. The firm also designed the nearby Albany Bell Castle factory buildings for Peter Albany Bell in the 1910s. The house, garage/carport and warehouse building situated on the south-western section of the lot have little heritage significance.

House, 99 Guildford Road, Mount Lawley (1918) is a single storey brick and iron house retaining many original features, with a rear extension from the 1980s. However, windows have been replaced with aluminium frames. The symmetrical façade has a central door flanked by windows, and a verandah extends across the front. The façade has smooth render to the lower section and rough cast render to the upper, divided by the timber dado. An old external toilet remains extant in the rear garden. The front entrance opens into a hallway with has four rooms opening off it, and there is a large open plan area at the rear of the house. The first four rooms comprise the 1918 section of the property. Internal features include original timber doors (the front door has side and high lights), decorative plasterwork and mantelpieces. Although the 1980s addition has a skillion roof, the dining area has a flat plasterboard ceiling while the living area has a raked ceiling.
The area in which House, 99 Guildford Road, Mount Lawley, is now situated was originally part of the Maylands Estate. This had been purchased by the Gold Estates of Australia company, presumably to create a good financial return on the profits from gold mining. Despite its proximity to the CBD, the area had remained underdeveloped due to the poor roads servicing the proposed estate. However, the company was able to persuade the City of Perth to subsidise better transport infrastructure. The development of Maylands and Mount Lawley was a result of the increased population following the gold boom. The residential subdivision in which House, 99 Guildford Road, Mount Lawley is located was originally subdivided for development in 1899. However, Lot 568, the site of the future House, 99 Guildford Road, was not developed until 1918. The majority of lots between Second and Third Avenues were developed in the period between 1915 and 1920.

A Federation Queen Anne Revival house with major gabled bays framing a verandah and entry steps. The verandah is set on posts above a masonry balustrade. Render to the walls is a later intervention. Plaster decorative details are intact. It has limestone and rendered brick and a tiled roof.

The place, for its building form and architectural characteristics, makes a positive contribution to an impressive streetscape, which is typical of Mount Lawley. This house is a representative example of the Inter-War California Bungalow architectural style.
An inter-war bungalow with a hipped and gabled roof and a flat roof verandah which extends across into sunhoods. It has timber joinery with lead light casement windows. It is an imposing, authentic example of the type. It has a limestone base with brick banding over and rendered brick above dado and a tiled roof.
A strong inter-war bungalow with arts and crafts influences in an authentic state.

A Federation Queen Anne Revival house with major gabled bays framing a verandah and entry steps. The verandah is set on posts and features some fret work. Windows are side hung casements with lead lights and some stained glass. It has brick with stucco strings and sills and a tiled roof.
An elegant example of the Federation Queen Anne Revival style that contributes stongly to the precinct.

Constructed from 1903
This place is a representative example of the grand style houses built in Mount Lawley at the time of early settlement. Since 1935, it has historic importance for its social and civic functions as a hospital.
Now surrounded by hospital development, the grand house is still legible and some sense of Robinson's house in its landscape setting is still possible. It was made in the grand Edwardian style with 30 rooms, four bathrooms and two external staff quarters. It was a two storey brick and tile building with timber construction verandahs and tiled rooves. It had stucco baning and decorative sill treatments. The house sits high on pillow limestone foundations and features tile hung valances.
Killowen and its grounds are important as part of the story of the development of larger properties in Mount Lawley and has significant vestiges of an important riverside landscape. The house was built for solicitor Robert Robinson in 1903 and named after the Lord Chief Justice in the UK, Lord Killowen. Robinson was on the Perth Road Board and was later elected to state parliament and at one stage was the treasurer of WA. He died in 1926 and in 1935 the Sisters of Mercy acquired it for St Anne's Hospital. It appears that at this time the place became known as 'Killowen House.' Significant alterations were carried out, including a two storey extension, a lift tower and a new porch on the west elevation.
