The building is significant on the following grounds: HISTORIC: 1. It is important for close association with individuals settling the area at that time. 2. Built for William Cornwall, it is an important example of architecture designed by B.H. Dods, who also drew the plans for the Heritage listed "Mardoc" building in Narrogin.

Single storey residence of distinctive appearance featuring a ballroom and detached kitchen at back. There is also a two storey brick coach house in the yard.

The site is significant on the following grounds: HISTORIC: 1. The first sheep dip in the Highbury district. (John Warren took up Location 2289 in 1903).

Physical Description

Built in approximately 1903 by John and William Warren on a granite rock, the dip was built at the lower eastern edge of the flat rock and it was flanked by two low rock walls which guided the dipping fluid back into the dip as it drained from the sheep which were held in a holding yard of bush timber on the rock above the dip.
